What does it mean BIM?

  BIM is a subject much talked about in the World and Sector of Architectural Industry and Construction, but what it really is, what it is used for, who or what kind of professionals should use?

  Some say that BIM is a type of software; or that BIM is a 3D model of the buildings. While others say that BIM is a process or that BIM is either more or less than an organized framework with all information of the building. After all BIM is everything mentioned previously, and more...

  In BIM, everything starts with a 3D digital model of the building. However this model is more than simple and pure geometry, to which they add interesting textures to your appropriate visualization. A true BIM model is composed by is equivalents virtual views that correspond to the existing sections of the building that come true in reality.

  These virtual elements are the digital prototype of the physical elements of the building, like the walls, columns, windows, doors, stairs, etc….

  Of course the practical use of a BIM model it’s more to create realistic visualizations of the building to project.

  Our BIM model helps us to take design decisions, comparing various alternatives to present to the client, the local community or municipality and still other possible interested associations.

MANAGEMENT OF CHANGE.

  As the information or data are stored in a specific place in a BIM model, any modifications that we make in the building will be automatically updated in each view, such as plants, sections and elevations. These not only helps to perform all the information faster, but also provides a rigorous and assured quality by automatically coordinate the different views.

CONSTRUCTION SIMULATION.

BIM model contains more than architectural data; it also has distinct information about the disciplines of engineering, sustainability and other characteristics that can be easily simulated much more sooner than the real Construction phase.

DATA MANAGEMENT.

BIM contains information which is not visually represented. Schedule for example, clarifies the necessary manpower and its coordination that may well affect the deadline and final result of the project. Costs, charges are also an aspect that BIM allows us to understand the budget and estimate how much of it is in question at any point and time of the project.

Needless to say, that these data and information via a BIM model are useful not only in the phase of design and 

construction of a building, but that too is required throughout its lifecycle, helping to reduce and optimise the operation and management costs of the interesting places significantly in relation to the total cost of Construction.
